City of Crest Hill

The City of Crest Hill Hired Gulden and Associates as a City Management Consultant during the transition between City Administrators. Assisted the City with the Development and Design of the City Center Park site, the reorganization of the Development Team, the creation of a new division with-in the Public works Department, the establishment of a Goals and Objective process, the reorganization of the Clerk’s office, the Hiring of a new City Administrator and collaborated with the City Center Facility Construction team on the construction of the 40,000 square feet City Hall and Police Facility.

Molto

Gulden and Consulting was hired by Molto to assist with Entitlements for an Industrial Development located in Romeoville. Entitlements included site planning for a 60 acre Industrial Park, Incentive negotiations, Development Agreement construction and Facilitating meeting with Village and County Officials

Pal Group

Pal Group The Pal Group hired Gulden and Associates to collaborate and assist with Village of Romeoville officials for the purpose of creating a redevelopment agreement with the Village of Romeoville. The property is located just south of the Route 53 and Joliet intersections in romeoville. The Redevelopment agreement includes, the construction of future industrial facilities, trailer parking areas, and the creation of a 4 way intersection at the property entrance. Gulden and Associates collaborated with the Illinois Department of Transportation and State Legislators to garner approval for the new intersection.

Ketone Partners

Gulden and Associates was hired by Ketone Partners to secure entitlements for a 40 acre mixed use development located on West Airport Road in Romeoville. The goal was to rezone the property from residential to mixed use light industrial. The mixed use included trailer parking for a fortune 500 company, office, technology space and light industrial facilities.

Viga Design

Gulden and Associates was engaged to secure rezoning for an adjacent lot that would allow expansion of the current Viga Design facility. The expansion proposal included 75 additional trailer parking spaces and a 15,000 square foot addition to the current building. Viga Design is located in Romeoville.

CT Realty

CT Realty hired Gulden and Associates to assist in obtaining entitlements for a Clean Fuel facility located in Romeoville. Entitlements include, Zoning, Site Plan approvals, and roadway access. In addition to assisting in the entitlement process, Gulden and Associates conducted a revenue calculation based on the Village’s clean fuel tax and the projection amount of clean fuel that will be sold.

The Rich DellaCroce Realty Group

Gulden and Associates was hired by The Rich DellaCroce Realty Group to assist in securing a developer that has aspirations to redevelop a 7 acre parcel in romeoville located adjacent Rt 53 an Enterprise Drive. Gulden and Associates will assist in obtaining entitlements that include rezoning from Residential to Light Industrial.

Uka Transportation

Gulden and Associates assisted Uka Transportation with securing a developer to redevelop a parcel of property owned by Uka Transportation located in Romeoville. Gulden and Associates facilitated an agreement between a developer and Uka Transportation that eventually resulted in the sale of the property which is currently being redeveloped into an Industrial condo facility.
